The Woodlands neighborhood is a private community of ninety-five homes and forty-eight villas, surrounding the Woodlands Club facilities and golf course. The Woodlands lifestyle – active, healthy, and social – is well suited for individuals and families of all ages, and makes the Woodlands a highly desirable living destination.
The Woodlands Homeowners Association and Woodlands Fairway Villas Association represent the home and villa owners, operate seamlessly, and join together for neighborhood activities and social life. They are two separate legal entities, each with its own board, and each is self-managed. The two associations operate independently financially, but share the cost of maintenance of the private neighborhood roads and common areas.
Woodlands Homes
Residents of the Homeowners association own their homes and land, and are responsible for routine maintenance, landscaping, snow removal, etc.
Fairway Villas
The Fairway Villas offer stand-alone and duplex units in a condominium relationship through which unit owners receive maintenance, landscaping and snow removal services as part of a monthly fee. Fairway Villas also offers Lot units, owners of which can receive optional snow removal but not maintenance or landscaping.
About the Area
The neighborhood is centrally located with easy access to highways, shopping, restaurants, exceptional health care services, conservation land, hiking trails, parks, beaches, boating, fishing, downhill and Nordic skiing. Falmouth boasts a beautiful indoor and outdoor ice skating and hockey facility (Family Ice). The city of Portland and its recently expanded regional airport (PWM), the Maine Medical Center and Freeport are just twenty minutes away. The Lewiston/Auburn area is a forty minute drive.
The Woodlands roads are quiet and safe, and are destinations
for biking, walking, running and dog walking.
Falmouth’s public schools are highly rated, often receiving national recognition for educational quality. The school campus consists of a primary school (K-5), middle school (6-8) and high school (9-12). Excellent public athletic facilities are located within walking distance of the Woodlands.
The Woodlands Club
The top-notch Woodlands Club is located in the neighborhood’s center. Many homes and villas border the golf course with fine views of fairways, greens, ponds and wooded areas. Most, but not all, neighborhood residents are Woodlands Club members. The Club serves for many as a center of their recreation, social, athletic and dining activities. Woodlands neighborhood residents are able to go to the “head of the membership line” in the event a waiting list exists if they apply for membership upon moving into their residence.
