The Woodlands neighborhood is Maine’s premier upscale community. Located in the heart of beautiful Falmouth, Maine, the Woodlands offers a unique diversity of homes and villas to meet a variety of lifestyles for families, couples and individuals.
The Woodlands neighborhood is a private community of ninety-five homes and forty-eight villas, surrounding the Woodlands Club facilities and golf course. The Woodlands lifestyle – active, healthy, and social – is well suited for individuals and families of all ages, and makes the Woodlands a highly desirable living destination.
The Woodlands Homeowners Association and Woodlands Fairway Villas Association represent the home and villa owners, operate seamlessly, and join together for neighborhood activities and social life. They are two separate legal entities, each with its own board, and each is self-managed. The two associations operate independently financially, but share the cost of maintenance of the private neighborhood roads and common areas.
Woodlands Homes
Residents of the Homeowners association own their homes and land, and are responsible for routine maintenance, landscaping, snow removal, etc.
Fairway Villas
The Fairway Villas offer upscale stand-alone and duplex units in a condominium relationship through which unit owners receive maintenance, landscaping and snow removal services as part of a monthly fee. Each owner is responsible for interior maintenance.
The associations are integrated into one neighborhood, operate seamlessly, and join together for neighborhood activities and social life.
The fee structures of the Woodlands Homeowners and Villas associations are different, reflecting the different level of services associated with those associations.
The Woodlands Club
The Woodlands Club and neighborhood are related but operate separately. Most Woodlands neighborhood residents join the Club, but there is no requirement to do so. Club fees apply to both Woodland residents and Club member that reside elsewhere. When a new resident moves into the neighborhood, they can exercise a right to join the club immediately, even if there is a membership waiting list. For many, the Club serves as the social and activities center of the neighborhood. Since the neighborhood surrounds the club facilities and golf course, there are deeded open spaces tastefully interspersed among the neighborhood roads, common areas and homes. Wildlife is abundant.
Right of First Refusal
It should be noted that the Woodlands Club has a deeded right of first refusal to purchase any Woodlands home that is offered for sale. As part of the sales process, the Woodlands Club must sign off on the purchase to waive that right of first refusal.
